Be Careful of your Lock Boxes
So today was well somewhat interesting for all concerned, I was going about my day with the usual enthusiasm booked in for a clean at a airbnb residence. Arrive at normal time to find no lock box? Oh ok it has been moved....great lock box open and no key!
Ok so now I am feeling a little concerned as we have new guests arriving in the arvo..knock on the door but to no avail. Wonder back and forth from my car trying to contact the unreachable owner.
Number one rule if you are not having your home managed be contactable at all times.
Home I go, still trying frantically to reach the owner, this is not sitting well with me, so in the car I get and drive back again, knock knock anyone home? Have a squiz in the window, heart racing and feeling very awkward....OMG the house is fully occupied so slowly and very quietly I pull down the handle on the door ....eeeeecKKK I think its unlocked ..hmmm what to do? Firstly notify family that Im ok but for how long anyone's guess. Do I ring the Police, yes yes thats what I will do!

This is where we step outside our comfort zone with leaving a key for a stranger to access our house. Lets have a look at the scenario! Ok I have left the code for 25 guests, the code has not changed I am not there to do this as I live overseas or miles away so everyone that has ever stayed at my home has the lock box code! Really?
Ok so perhaps you have rented to what seemed like a nice couple, number 19 out of the 25 but instead of enjoying their stay they are plotting a perfect money making scheme. The stay, take photos of your home have the lock box code and voila!!!!! they are renting the house out as if it was their own. NOOOOOOOOOO! Yes this is actually happening, I spent some time with police today and they tried to blame it on airbnb! no, airbnb is not renting out someone's house without their authority, its past guests making a listing and making great money from vacant homes.
Get Yourself a Reliable Manager
Yes I am a manager, cleaner, and your most valuable airbnb asset, Don't stress over spending a tiny amount of your rental income on someone who will take care of your home, we need genuine people that will take what you have, your prize possession, your family holiday home and treat it like its their own. I personally do whatever it takes to make sure the holiday homes I am looking after are in fact LOOKED AFTER, remember not everyone is honest, not everyone cares about your time you have put in to make the house guest ready, be careful and ask as many questions you feel necessary, I have seen this situation arise more than once, they are out there and the only way you can be sure your home is looked after is having someone on hand in the same town or city oncall.

Its not All about the Peak!
To get your airbnb really working for you think about the time of year and what your listing is saying about the surroundings and home you are promoting. I think too many are worried about the seasons and not about what we can offer your guests throughout the year.
Of course summer brings an instant surge to our beaches, after all they are a free "attraction" for the family, hey just pack a picnic, some shade, and the kids and off you go! The foreshore is beautifully calm and particularly Rosebud Beach, which has shallow water, the warmth of this water is sensational, the wee ones will paddle for hours and what I like most is that is really is so safe. The back beaches are gorgeous with the constant stream of huge waves and interesting rock pools to discover.
St Andrews Beach
One of my favourites, however swimming is not recommended! It has rather high waves and rips, but just to sit and take time out or a long stroll along the beach I would highly recommend you visit. It is also a great beach for the fisherman and experienced surfers.
This is a fantastic beach to go to, from swimming to parks and a camping reserve, you would not be disappointed, the jetty is spectacular and great for a spot of fishing, it also has two boat ramps and a yacht club!. Swimming is usually safe, sorry no surfing here though. In the peak months there is also a carnival and the streets are full of great cafes, entertainment, markets and music.
This brings me to the point where you should decide to promote all this wonderful summer excitement BUT for the cooler months maybe change your listing to promote the Peninsula Hot Springs or maybe a long bush walk, of course there are wineries galore which makes for a very romantic date or a great girls weekend away.
Promote your space for wedding accommodation? We need to keep a constant stream of tourists visiting us to keep our local shops, cafes, and businesses alive throughout the year.
What about a round of Golf
What a beauty! stunning views, great course and value for money with green fees! Here you can play an 18 hole round then kick back in the clubhouse for a drink or two and a light meal
